COVES STANDARDS

Pursuant to the Coves Homeowners Association Declarations and Covenants, the Board of Directors hereby sets forth the following standards as guidelines for us to follow in order to make the Coves a nicer place to live and to maintain our property values.

Roofs: (see note 1 & 2, page 6)

All roofs for homes and patio covers must be covered with one of the following materials:

Wood:

½ inch or ¾ inch Cedar shake shingle.

Composite:

All composite roofs must have a 40-year lifetime warranty, weigh a minimum of 320 pounds for each 100 square feet, and be "Weathered Wood" in color. Only the following composite shingles may be installed:

"Presidential", made by Celotex.

"Grand Sequoia", made by GAF.

"Timberline", made by GAF.

"Prestique Plus", made by Elk.

"Oakridge", made by Owens Corning.

Metal:

Metal roofing material has been approved.  Only the following metal roof may be installed:

       1. Gerard RoofingTechnologies. The color must be “Driftwood.”

 

Exterior Colors: (see note 1 & 2, page 6)

All exterior colors (paint, stain or siding) should be an "Earth Tone" color. Earth tones are muted tones found in Missouri earth soils - usually between a light cream and brown. Bright, loud colors should not be used. Homes should be painted immediately after fading and flaking of the old paint is noticed.

Note: Changing colors requires prior approval.

Exterior Material:(see note 1 & 2, page 6)

Paint or stain is the preferred coating. If siding is to be installed, vertical rather than horizontal slats better conform to the neighborhood architecture. Narrow slats should not be used.

Fences:( see note 1 & 2, page 6)

No fence may be closer to the street than the rear corner of the house. Chain link fencing is not allowed. A fence higher than six (6) feet is not allowed.

Lakefront property owners may not fence their yards in any way.

Driveway Maintenance:

Single family driveways must be either red paving brick or concrete (or a combination). With the exception of private streets, asphalt driveways are not allowed.

Lawn, Shrub & Tree Maintenance:

The Coves Homes Association, and your neighbors appreciate your regular and conscientious attention to your yard, shrubs, trees and cutting of grass.

Failure to properly maintain your property may result in a complaint filed with the Codes Administration of Kansas City and/or a Nuisance Action filed by the Coves Homeowners Association with the city.

Habitually Parked Vehicles (outside): (see note 2, page 6)

Our covenants prohibit the repair of, and habitual / customary parking of trucks, trailers, boats, campers, machinery and commercial vehicles within the Coves. Non-licensed and inoperative vehicles are not allowed.

Vehicles on Streets: (see note 2, page 6)

Habitual and overnight parking of vehicles in streets is discouraged. Parking in the streets can cause safety problems for emergency personnel and neighbors may be inconvenienced by vehicles impeding street passage as well as access to driveways and mailboxes.

Antennas / Satellite Dish: (see note 1 & 2, page 6)

Exterior antennas (e.g. radio or television) are not allowed. It is preferred that all satellite dishes be hidden from street view and that only small twelve to eighteen inch dishes be used.

Signs: (see note 2, on page 6)

Signs are not permitted to be placed in your yard. You should not allow anyone else to place his or her sign on your property. Placing signs in windows should be discouraged. Primarily the above refers to Realty signs.

Sheds: (see note 2, page 6)

Any and all outside or exterior sheds are discouraged.

Businesses: (see note 2, page 6)

Businesses conducted from homes are not allowed. Your neighbors do not want problems associated with non-resident traffic and related parking problems.

Other:

The area in front of homes should be free of fencing and portable playground equipment such as swings and slides. Portable basketball goals are discouraged.

 

There have been individual cases where modifications have been made that did not comply with Coves covenants and these standards. Those isolated instances are not a waiver on part of the Coves Homeowners Association to enforce these standards and covenants -- something done wrong in the past should not be used as justification to do that wrong in the future.

As our neighborhood approaches 35 years old and shows normal signs of age, repair and replacement of major items is imminent for many or our homes. It is more important than ever before that our neighborhood continue to adhere to high standards.

Notes:

These items require Architectural Review Committee approval. Please submit an Architectural Review Change Request to the Board of Directors prior to any work being done. Failure to obtain approval may result in having to re-do or remove all non-approved work.
